The Forum – The Basics
It falls under the 20852 zip code and was originally built in 1969 as a set of apartment buildings before being converted to condo ownership in 1970.
There are approximately 228 residential high-rise units with an average size between 600 and 1700 square feet.
Bedroom and Bathroom options include 1BR/1BA, 1BR/1BA/1HB, 2BR/1BA, 2BR/2BA, 2BR/2BA/1HB, and 3BR/2BA/1HB varieties.
The Forum – Daily Living
The Forum has a combination of garage parking and stickered outside parking (300 spots) available for its residents.
In most cases, these spots convey with the purchase of a condo, and buying/renting a space from someone else is allowed.
You must own a unit to own a garage spot.
Towing is enforced throughout the day for walk-offs, as well as after 11:00pm.
Pets are permitted up to 25lbs, including dogs (there are some breed restrictions). Only one pet per unit, however.
The premises maintains “controlled entry,” meaning you must provide credentials to enter building (visitors must sign-in).
There is also a front desk staffed 24/7.
The Forum does not have in-unit washers and dryers. There is a communal laundry room on each floor and residents are required to pay to use the machines.
Additional storage is available on a first-come, first-served basis, but it is very limited (i.e. only capable of holding suitcases and small boxes).
Fireplaces and Elevators
No condos are equipped with fireplaces; there are elevators throughout the premises.
Cable and Internet
Residents may choose between Comcast and Verizon for their internet/cable service.
Other Notable Amenities
Other notable amenities at The Forum include a party room that is available to rent.
The Forum – Cost of Living
Condo fees at The Forum range between $500 and $1,000 per month, depending on size.
These fees include building maintenance, as well as all amenities.
ALL utilities are covered by the condo fees, except for cable, internet, and phone.
In addition, there is a $300 move-in fee and residents can only move in between the hours of 8am and 5pm on Monday through Friday.
The Forum – Recreation
The Forum has a fitness center on-site open 24/7, as well as an outdoor pool (with a kiddie pool).
There are also tennis courts and playground/tot lots available.
